Q: What time can I check in?
A: Check in time begins at 4:00 pm

Q: Is early check-in available?
A: Early check in is a request only and is subject to availability.  If your townhome is not available upon your early arrival, we would be more than happy to store your luggage and you may utilize the Resort amenities while you are waiting.

Q: What is your check-out time?
A: Check-out time is at 10am. To request a late check-out, please contact our Front Desk Team subject to availability and extra charges may apply.  Resort amenities can still be utilized on the day of checkout.

Q: Do you charge a resort fee?
A: Yes, we have a daily resort fee of $25 plus tax, per townhome, per night and is charged regardless of use.  The Resort Fee covers:

  • Daily scheduled transportation to Walt Disney World, Universal Studios, and Sea World.
  • Resort Parking Access
  • Use of the Pools, Hot Tubs, Water Slides, Splash Pad and Lazy River
  • Resort wide Wireless Internet Access for unlimited devices
  • Use of Resort Amenities which includes Mini Golf, Basketball, Tennis, Playground, Batting Cages, Pickleball, and Shuffleboard
  • Select, scheduled Resort Activities

Q: What is the cancellation policy?
A: Reservations made directly with the Resort must be canceled 48 hours before arrival by 4:00 pm EST to avoid a one night plus tax fee.  If booked through a third party, please refer back to their policies.

Q: How much do you authorize for incidentals?
A: Upon check-in, a $100 will be placed on your debit or credit card to cover incidentals during your stay.  This hold will be released 7-10 business days after your departure depending on your issuing bank.  Cash is not accepted for incidentals.

Q: What forms of payment do you accept at check-in?
A: At check-in, guests must provide a credit card and photo identification which the Front Desk will charge for the anticipated balance of the stay including taxes and resort fee.

Q: When is payment collected for a reservation?
A: A deposit of the first night’s room, tax and resort fee is due at the time of booking. The remaining balance is due at the time of check-in. If a guest cancels their reservation less than 48 hours before their check-in date, the deposit is non-refundable.

Q: Do you have an Early Departure Fee?
A: Yes.  Once you confirm the dates of your stay at check-in you are responsible for an early departure fee should you choose to depart the hotel prior to the scheduled date. The fee is equal to one-night townhome and tax of the day departing.

Q: What is the minimum check-in age?
A: The minimum age of check-in is 21 years.

Q: Do I have to pay for entry into the Water Park?
A: Water park entry is included in the Resort Fee.

Q: What are the Pool & Water Park Policies?
A: Wristbands will be distributed at check-in, based on total occupants per room, not to exceed 6 people. Wristbands are required to be worn in the pool areas at all times.

Q: Can groceries be delivered to the resort?
A: We cannot accept or store groceries on behalf of our guests. If you have groceries delivered, you must be there for the delivery driver.

Q: Is the resort pet friendly?
A: The resort welcomes dogs up to 40 pounds and there is a pet fee of $125 plus tax (maximum of 2) that will be collected at check in.  Any damages to the townhome by the pet will be charged to your credit card.  Pet Friendly townhomes are limited and must be booked in advance directly by calling the Resort.The pet Security Deposit is authorized at $100 and placed on your Debit or Credit Card.  This hold will be released 7 to 10 business days after your departure depending on your issuing bank.

Q: Can guests send packages to the resort prior to arrival?
A: Yes, guests can have items shipped to the resort and will be charged $7 per package.

Q: Is Wi-Fi available?
A: Yes, Wi-Fi around the resort and in your townhome is included in the Resort Fee.  This is for unlimited devices in the townhome.

Q: Do you offer Housekeeping Services?
A: Our townhomes are cleaned and sanitized prior to your check in.  See our Healthy Stay Policy.  Should you need additional services during your stay, please contact the Front Desk to arrange.  Additional charges will apply.  There is a washer and dryer in your townhome.

Q: What is the difference in the townhomes?
A: All Townhomes are two bedrooms, identical in layout and offer similar furnishings.

Q: Can I book a townhome close to the pool and water park?
A: Townhome location is by request only.  The Resort does not have any poolside or water park townhomes with a view.   All requests are based upon availability and are not guaranteed.

Q: What is the bedding set up?
A: All of the townhomes have a king bed in the master bedroom, 2 twin beds in the second bedroom, and a sofa bed in the living area.  Villas can sleep up to 6 people.  The Resort does not offer additional bedding.

Q: What is included in the kitchen?    
A: Each villa has a fully equipped kitchen with plates, glasses, cookware, utensils, 10 pot coffee maker, blender, stove, refrigerator, dishwasher, microwave, dish towels, and starter kit of dish washing soap and detergent.  Food and Beverages are not included but there are several grocery stores within 2 miles of the property.

Q: Do you provide washers & dryers in the townhomes?
A: Yes. Each townhome has a washer & dryer.  There is a starter pack of Laundry Detergent included.

Q: What bath amenities are available in the townhomes? 
A: A starter set of shower amenities are shampoo, conditioner, body wash, and soap is included.  A hair dryer is located in the upstairs bathroom.

Q: Is smoking allowed at the resort or in the townhomes?
A: Smoking is only permitted in designated smoking locations.  Townhomes are considered a “non-smoking” area. Smoking, vaping, and cannabis are not permitted. Violation of any component of this policy will result in a $250 plus tax charge so that we may clean and sanitize the townhome.

Q: Where do I get pool towels?
A:  There are 6 pool towels included in your townhome in addition to the Bath Towels.  You are responsible for these towels.  Please leave them in the townhome upon your departure.

Q:  What if there are items missing in my townhome?
A:  Each townhome has an inventory of items posted on the wall by the front door.  If you are missing any of these items, please contact the Front Desk.  Any missing items in the townhome are subject to additional charges.

Q: Are the pools, lazy river, splash pad and water park heated?
A: Yes

Q: Are there private Cabanas for rent?
A:  Yes.  Please contact the Activities Department for rates and availability.

Q: Can I bring a guest not staying at the resort to use the pool and other amenities?
A: The Resort amenities are for registered resort guests only.  Outside guests may only use the River Landing Café and Pool Bar if they are accompanied by the registered guest.

Q: What are the pools and water park policies?
A:  Wristbands will be distributed at check-in, based on total occupants per townhome, not to exceed the maximum townhome occupancy and are required to be worn in the pool and water park areas.  The Resort provides floats for the lazy river.  No outside Food and Beverage is allowed by the pool.  Flotation devices and other pool items deemed unsafe by the Resort may not be utilized.  There are additional rules posted by the entrances to the pool that must be adhered to.  The Pool, Water Park and additional outdoor areas may close due to inclement weather.  There are no lifeguards on duty.

Q: Is there a height restriction for the waterslides?
A: Yes, guests must be a minimum of 48 inches to ride both slides.  Standing on tip toes is not allowed.

Q: Are coolers allowed in the pool area?
A: No, coolers are not permitted in the pool area.

Q: Can guests bring outside food and beverages into the pool area?
A: No, outside food and beverage is not permitted.

Q: Are swim masks or goggles permitted?
A: Yes, in the swimming pool and lazy river.  Swim masks and goggles are not permitted on the water slides.

Q: Can you bring your own flotation devices?
A: No, only for toddlers.

Q: Can you bring your own flotation devices for toddlers?
A: Yes.

Q: Can toddlers ride on a tube in the Lazy River?
A: Yes, toddlers are able to ride on a float with an adult.

Q: Is there a lifeguard on duty?
A: No.  The pool area does not have Lifeguards.  There are slide attendants at the beginning and end of the Water Slides.

Q: What are the hours of operation for the fitness center?
A: The fitness center is open from 7AM to 10PM.

Q: Is there a tennis court at the Resort?
A: Yes, there is a lighted tennis court.

Q: Is there a basketball court at the Resort?
A: Yes with 3 hoops of different heights.

Q: Is there a gift shop at the Resort?
A: Yes, there is a shop in the lobby that sells snacks and beverages.

Q: Are there barbecue grills available?
A: There are both charcoal and gas grills on property.  Grilling can only be done in these areas.

Q: Do you have an electric vehicle charging station?
A: Yes.  We have twelve stations located at various locations around the Resort.
